The story of The Reserve largely parallels the story of One South.
Tom Rosman called me back in 2006 and told me there was a vacant warehouse at the corner of 25th and E Franklin Streets in the Church Hill/Tobacco Row area of the city. The warehouse came with a vacant lot where an additional building could be constructed. After realizing that the property was a development deal well outside of my capabilities, I asked Clachan Properties if they would be interested and they were. All I asked for is to be the broker of the individual units after they were developed.
So Tom and I ended up finding the deal, brokering the raw product, finding the developer and then brokering the finished product. At the time, Sarah Jarvis was still with Silver Construction Capital and financed the construction. So the partners of what would become One South touched the entire transaction on all sides and we immediately realized the need for a mixed use firm. This firm would specialize representing the development community by understanding both commercial and residential development transactions. It took us a few years to formalize the relationship but The Reserve was the deal that demonstrated the power of the brokerage model we were destined to create.
